How it works

Net cost = cost − rebates · Simple payback = net cost ÷ annual saving · Lifetime saving = Σ annual × (1 + inflation)^year − net cost

The headline number for any efficiency upgrade is its simple payback: the net cost divided by the yearly energy it saves. But that understates the real value, because energy prices rise over time, so each future year of savings is worth more than the last. Compounding the annual saving by an inflation rate over the upgrade’s lifespan gives the true lifetime return — often several times the upfront cost for long-lived measures like insulation.

Worked example

A $4,000 upgrade with an $800 rebate has a $3,200 net cost. Saving $45 a month is $540 a year, so simple payback is 3,200 ÷ 540 = 5.9 years. Over a 20-year life with 3% energy inflation, the savings compound to about $14,500, a net gain of roughly $11,300.

Frequently asked questions

What is a good payback period for an efficiency upgrade?

Anything that pays back well inside its own lifespan is worthwhile. Air sealing and insulation often pay back in 2–5 years, windows and heat pumps in 8–15; a payback longer than the equipment’s life means it never truly breaks even on energy alone.

Should I include rebates and tax credits?

Absolutely — they directly reduce the net cost and can shorten payback dramatically. Federal, state and utility incentives for insulation, heat pumps and efficient windows frequently cover 20–50% of a project.

Why does energy inflation matter?

Because the upgrade keeps saving for decades, and each year’s saving is priced at that year’s energy rates. Rising prices make the later years of savings larger, which is why lifetime savings far exceed the simple payback times the number of years.
