Stamp Duty & Registration Charges Calculator (India)
Estimate stamp duty and registration fees on a property purchase in 15 Indian states and cities — Mumbai, Pune, Delhi, Bengaluru, Chennai, UP, Hyderabad, Gujarat, Kolkata, Haryana, Rajasthan, Kerala, MP, Punjab, Andhra Pradesh — with women’s concessions, circle value, GST on under-construction homes, a state comparison and editable rates.
How it works
Stamp duty = value × state rate (including cess, surcharge, metro cess or transfer duty, with women’s concessions where offered) · registration = state % of value (capped in Maharashtra at ₹30,000 and Punjab at ₹2 lakh; slab fee in Haryana) · value = higher of agreement value and circle rate · GST 5% (1% affordable) on under-construction agreement value
Stamp duty is a state levy on the sale deed, so the rate depends on where the property is. It runs from about 4.9% in Gujarat to 8% in Kerala. Some states add cesses or surcharges: Mumbai’s 1% metro cess, Karnataka’s 10% cess and 2% surcharge on the duty, Rajasthan’s 20% surcharge, and the 1.5% transfer duty in Telangana and Andhra Pradesh. Several states charge women buyers less to encourage property in their names. Delhi, Haryana, Punjab and Rajasthan cut the rate by 1–2 points, Maharashtra by 1 point, and Uttar Pradesh by 1% on homes up to ₹1 crore. Gujarat waives the registration fee for women, and Tamil Nadu cuts it by 1% on homes up to ₹10 lakh. The registration fee is usually 1% of the value, but it is 2% in Karnataka (since August 2025) and Kerala, 3% in Madhya Pradesh and 4% in Tamil Nadu. Maharashtra caps it at ₹30,000 and Punjab at ₹2 lakh, and Haryana charges a fixed fee by value slab. Duty is charged on the higher of the agreement value and the government’s circle (ready-reckoner or guideline) value. These costs are not covered by home loans and must be paid when the deed is registered, though they qualify for Section 80C (old regime) in the year you pay. The calculator also adds GST on under-construction homes and brokerage, shows the cash you need upfront, and compares the same purchase across 15 states and cities. Rates were compiled in October 2026 and can be replaced with your own.
Worked example
A ₹75 lakh flat in Mumbai for a male buyer: stamp duty 5% (₹3,75,000) + 1% metro cess (₹75,000) = ₹4,50,000, plus registration capped at ₹30,000, gives ₹4,80,000, or 6.4% of the price. Bought by a woman alone it is ₹4,05,000. The same flat in Bengaluru costs 5.6% duty (₹4,20,000) + 2% registration (₹1,50,000) = ₹5,70,000, and in Chennai 7% + 4% = ₹8,25,000.

Frequently asked questions
Is GST also payable?
Only on under-construction property bought from a builder: 5% of the agreement value, or 1% for affordable housing (up to ₹45 lakh and 60 m² carpet area in metros, 90 m² elsewhere). Ready-to-move homes with a completion certificate and resale homes attract no GST. Set the construction status under More options to include it.
Can I pay stamp duty from my home loan?
Generally no. Banks lend on the property value only, so stamp duty and registration come out of your own funds along with the down payment. Enter your loan amount under More options to see the total cash you need.
Which value is stamp duty charged on?
On the higher of the price in your agreement and the government’s circle rate (called the ready-reckoner rate in Maharashtra and the guideline value in Karnataka and Tamil Nadu). If you know the circle value, enter it and the calculator uses whichever is higher.
How much do women save on stamp duty?
It depends on the state. A sole woman buyer saves 2 points in Delhi, Haryana and Punjab, 1 point in Maharashtra and Rajasthan, and 1% in Uttar Pradesh on homes up to ₹1 crore. Gujarat waives the 1% registration fee for women. Karnataka, Kerala, West Bengal, Telangana, Andhra Pradesh and Madhya Pradesh charge everyone the same. The result shows the saving for your state.
My state is not listed — what should I do?
Choose “Other state — enter my own rates”, then type the stamp duty rate (including any cess or surcharge), the registration rate and any cap from your state’s registration department website.
