How it works

Effective nightly = (nightly × nights + cleaning fee) ÷ nights · Fee per night = fee ÷ nights · Profit per turnover = fee − cleaning cost

A cleaning fee is charged once per stay but experienced by the guest as part of the nightly price — and it hits short stays hardest. A $90 fee is $30 a night on a three-night booking but $90 a night on a one-night stay, which is why a high fee can quietly price you out of the one- and two-night searches. The optimization is a balance: set the fee high enough to cover your actual cleaning cost, but low enough that the effective nightly rate stays competitive, often by shifting some of the cost into the nightly rate itself.

Worked example

A $120 nightly rate for 3 nights plus a $90 cleaning fee totals $450, an effective $150 a night — the fee alone adds $30 a night and is 20% of the total. Against a $65 cleaning cost you keep $25 per turnover. On a single-night stay that same fee would be $90 a night, a far harder sell.

Frequently asked questions

Should I use a high cleaning fee or a higher nightly rate?

Front-loading costs into a one-time cleaning fee penalizes short stays and can hurt your search ranking, since many guests and filters look at the nightly rate. Blending part of the cleaning cost into the nightly rate spreads it across nights and keeps the headline fee competitive, especially if you host frequent short stays.

Should the cleaning fee cover more than the cleaner?

Many hosts set the fee to cover the cleaner plus consumables (soap, coffee, paper goods) and laundry. Just remember the guest weighs the all-in price — recovering every incidental through a large fee can cost you bookings that would have earned more overall.

Why does the fee matter more on short stays?

Because it is a fixed amount divided over fewer nights. Spread across a week a $90 fee is under $13 a night; on a single night it is the full $90, often doubling the effective rate. If you want one-night bookings, keep the fee modest.
