How it works

Apartment = rent + utilities + renters insurance · House = mortgage + utilities + maintenance + tax & insurance · Difference = house − apartment

Renters usually compare rent against a mortgage payment alone, which understates the cost of owning. A fair comparison adds the costs a landlord normally absorbs — maintenance, property tax and homeowners insurance — to the house side, and utilities to both. Only then is the monthly difference meaningful, and even then owning also builds equity, which a pure cost comparison does not capture.

Worked example

An apartment at $1,600 rent plus $150 utilities and $20 insurance costs $1,770 a month. A house with a $2,100 payment, $300 utilities, $250 maintenance and $400 tax and insurance costs $3,050 — $1,280 more per month, or $15,360 a year, part of which goes toward equity rather than pure cost.

Frequently asked questions

Why is the house so much more expensive here?

Because it counts the real ownership costs a renter never sees: maintenance, property tax and homeowners insurance on top of the mortgage. Comparing rent to just the mortgage payment makes owning look cheaper than it is.

Does this account for building equity?

No — this is a pure monthly cost comparison. A portion of every mortgage payment reduces your loan balance, so the effective cost of owning is lower than the raw number once equity is considered. Use a rent-vs-buy calculator to weigh that.

What about the down payment?

A house requires a large upfront down payment and closing costs that an apartment does not. If that money could earn returns invested elsewhere, its opportunity cost belongs in a full buy-versus-rent analysis.
