How it works

CLTV = (first mortgage + second mortgage + HELOC drawn) ÷ home value × 100 · HCLTV = (first + second + full HELOC limit) ÷ value × 100 · LTV = first mortgage ÷ value × 100 · room = value × maximum CLTV − (first + second + HELOC limit)

Lenders use combined loan-to-value to see how much of a home is pledged to all lenders together, not just the first mortgage. CLTV counts the amounts actually owed; HCLTV (used in Fannie Mae and Freddie Mac underwriting) counts the entire HELOC credit line, because you could draw it at any time. Most lenders cap home equity borrowing at a CLTV of about 80%–90%, so the borrowing room shown is measured against the full credit lines already open.

Worked example

On a 400,000 home with a 250,000 first mortgage and a 50,000 HELOC of which 20,000 is drawn, the CLTV is 270,000 ÷ 400,000 = 67.50%, the HCLTV is 300,000 ÷ 400,000 = 75.00% and the first-mortgage LTV is 62.50%. At an 85% limit the lender allows 340,000 of total credit, leaving 40,000 of extra borrowing room.

Frequently asked questions

What is the difference between LTV and CLTV?

LTV compares only the first mortgage with the home value. CLTV adds every loan secured by the home — second mortgages, home equity loans and HELOC balances — so it is always equal to or higher than the LTV.

What is HCLTV?

HELOC combined loan-to-value uses the full HELOC credit limit instead of the amount drawn. Fannie Mae and Freddie Mac guidelines use it because an open line can be drawn at any time.

What CLTV do lenders allow for a HELOC?

Commonly 80%–85%, sometimes up to 90% for strong credit. VA and some credit unions go higher; investment properties are usually capped lower.

How can I lower my CLTV?

Pay down any of the balances, close an unused HELOC (lowers HCLTV), or wait for the home’s value to rise and get a new appraisal.
