How it works

labour hours = (1 h base for kitchen & living areas + 0.5 h × bedrooms + 0.75 h × bathrooms) × clean-type factor (standard 1, deep 1.75, move-out 2) · cost = hours × labour cost + supplies + travel & overhead · price = cost ÷ (1 − margin) × (1 − recurring discount)

Cleaning businesses price by time: estimate labour hours from the size of the home and the type of clean, cost those hours at what a cleaner really costs you (wage plus payroll taxes and insurance), add supplies and travel, then add margin. The time factors are typical starting points — a maintenance clean of a 3-bedroom, 2-bath home takes one cleaner about 4 hours; a first deep clean or move-out clean takes roughly twice as long. Recurring clients get a discount because each visit is quicker and the schedule is predictable. Track your real times and adjust the factors.

Worked example

A standard clean of a 3-bedroom, 2-bathroom home is estimated at 1 + 1.5 + 1.5 = 4.00 labour hours (2.00 hours on site for a team of two). At $18 per cleaner-hour plus $8 supplies and $10 travel, the cost is $90.00. A 25% margin gives $120.00, and the 10% every-two-weeks discount brings the price to $108.00 per visit — $27.00 per labour hour and $18.00 profit, or about $234.00 a month from this client.

Frequently asked questions

How much should I charge to clean a house?

Estimate the hours, multiply by your full labour cost, add supplies and travel, and divide by (1 − your margin). Many cleaners land between $25 and $50 per labour hour, but local wages decide the right level.

Should I charge by the hour or a flat rate?

Clients prefer a flat rate per visit, but build it from hours so you do not lose money on bigger homes. Charge extra for add-ons like inside the oven, fridge or windows.

How much more is a deep clean?

Usually 1.5–2 times a standard clean because it covers baseboards, inside appliances, cabinets and built-up grime. Move-out cleans of empty homes are similar or higher.

Why give recurring clients a discount?

A home cleaned weekly or every two weeks stays cleaner, so each visit takes less time, and regular bookings reduce marketing and idle time. Discounts of 5–15% are common.
