How it works

Net effective rent = gross rent × (term − free months) ÷ term · Total paid = gross rent × (term − free months)

Landlords advertise net effective rent — the average monthly cost after spreading a free-month concession across the whole lease — because it looks lower. But your actual cash payment in the charged months is the gross (face) rent, and renewals are typically negotiated off that higher gross figure once the concession ends. Knowing both numbers keeps you from budgeting to the average and getting surprised.

Worked example

A $3,000/mo apartment with 2 months free on a 12-month lease: you pay for 10 months = $30,000, spread over 12 months = $2,500 net effective. But your monthly bill in the paid months is still $3,000, and a renewal may start from $3,000, not $2,500.

Frequently asked questions

What is the difference between net effective and gross rent?

Gross (face) rent is what you pay each charged month. Net effective rent averages in free-month concessions across the full term, so it is always lower — but it is not the amount that hits your bank account each month.

Why does net effective rent matter at renewal?

Concessions usually vanish at renewal, and increases are calculated off the gross rent. So your "$2,500" apartment can jump to $3,000 or higher, a much bigger effective increase than the headline rent suggests.

How are the free months usually applied?

Either as specific rent-free months (often the first or last) or prorated across the lease. Ask which — a free first month helps cash flow up front, while prorating lowers every month evenly.
