Airbnb Host Fee Calculator (2026 Single Fee vs Split Fee)

Airbnb host payout per booking under the 2026 single host-only fee (15.5% for most hosts) or the legacy split fee (3% host + 14.1–16.5% guest) — with cleaning and extra fees, stay discounts, taxes, VAT, your costs, a model comparison and the nightly price that hits a target payout.

How it works

subtotal = nightly × nights × (1 − discount) + cleaning + extras · single fee: host fee = subtotal × 15.5% (editable), guest pays the subtotal · split fee: host fee = subtotal × 3%, guest fee = subtotal × 14.1–16.5% on top · payout = subtotal − host fee (− VAT on the fee) · price for a target payout = (target ÷ (1 − fee) − cleaning − extras) ÷ nights

Airbnb charges hosts a service fee on the booking subtotal — the nightly price after any weekly or monthly discount, plus the cleaning, pet and extra-guest fees you charge. Since late 2025 most home hosts have been moved to the single host-only fee: Airbnb keeps about 15.5% of the subtotal (16% in Brazil and Mexico, 14–16% for some hosts) and the guest sees no separate service fee. Under the older split fee, which ends as the last hosts migrate in October 2026, the host paid about 3% and the guest paid a service fee of 14.1–16.5% on top. Every rate here is editable, so you can match the figures on your payout page. The calculator shows your payout, what the guest pays (with occupancy taxes if you add them), Airbnb’s total share, and your profit after cleaning and other costs. It also compares the same booking under each fee model, gives the nightly rate that keeps your old split-fee payout under the single fee, shows payouts at other nightly rates, and — in "Target payout → price" mode — finds the nightly rate to list for the payout you want.

Worked example

4 nights at $120 plus a $60 cleaning fee: subtotal $540. Single fee at 15.5%: $83.70 to Airbnb, payout $456.30, and the guest pays $540. After $65 of real costs the stay clears $391.30, or $97.83 a night. Under the split fee the same booking paid $523.80 (3% fee) while the guest paid $616.68; to keep $523.80 under the single fee you would list the nights at about $139.97 (keeping the $60 cleaning fee) — the guest would then pay $619.88, almost the same total as before. To net $450 for the stay instead, list the nights at about $118.14.

Frequently asked questions

What is Airbnb’s host fee in 2026?

Most home hosts now pay a single host-only fee of 15.5% of the booking subtotal, with 16% for listings in Brazil and Mexico and 14–16% for some others; guests see no separate service fee. Airbnb finished moving hosts off the split fee in 2026. Check your payout details for your exact rate and edit the field to match.

Should I raise my prices after switching to the single fee?

Under the split fee guests paid about 14% on top of your price; under the single fee they pay only your price, so raising your whole price (nights and cleaning) by about 15% — 0.97 ÷ 0.845 = 1.148 — brings your payout back to its old level while guests pay about the same as before. If you keep the cleaning fee unchanged, the nightly rate has to rise a little more; the calculator gives the exact rate for your booking.

Does the fee apply to the cleaning fee?

Yes — Airbnb’s fee is calculated on the subtotal including cleaning, pet and extra-guest fees, so a large cleaning fee costs you commission too. Occupancy taxes are not part of the subtotal.

Are occupancy taxes taken out of my payout?

Where Airbnb collects and remits occupancy taxes, the guest pays them on top and they never reach your payout. Add the rate under More options to see the guest’s full price. If you must collect and pay a tax yourself, budget it as a cost.

Is VAT charged on Airbnb’s fee?

In some countries VAT applies to the service fee. Airbnb shows its fees VAT-inclusive where applicable; if your statement shows VAT added on top of the fee, enter that rate under More options.
